Systemic organisation of infrastructure: moving beyond chaotic solutions
When selecting suburban property, many buyers focus mainly on layout and price. In practice, however, residents of chaotically developed areas often encounter hidden engineering and everyday problems that sellers prefer not to discuss:
- A well located on a private plot: when the key water-supply node sits on one neighbour’s land, conflicts, denial of access or informal cash demands can arise.
- Dependence on private electricity meters: if shared equipment (well pumps, entrance gates, lighting) is connected to the private meter of a single household, any debt or absence of that owner can leave the whole community without service.
- Lack of individual water meters: the absence of metering leads to disputes — one household waters continuously while others pay for the excess.
- Opaque cash collections: funds for maintenance are gathered informally without official accounts, estimates or guarantees of performance.
- Architectural chaos: high solid fences built arbitrarily in front of entrances narrow the road, block views and spoil the overall appearance of the neighbourhood.
How these risks are systematically removed in GREENBOR
- Shared equipment located on common territory: the artesian wells, automation and technical premises are sited on land under the management of ОК «Грінбор». No private individual can unilaterally restrict access to water or infrastructure.
- Separate technical electricity metering for infrastructure: wells, gates, street lighting and video surveillance are connected to their own technical meters. They do not depend on the private meters or accounts of individual households.
- Two-stage water metering and leak detection: every house has its own domestic and technical water meters. A control meter in the technical room plus an individual meter in the house allow precise recording of consumption and rapid detection of hidden leaks.
- Transparent non-cash payments: ОК «Грінбор» is a registered non-profit organisation with its own bank account. All contributions for infrastructure maintenance are paid by official bank transfer according to the budget approved by cooperative members.
- Centralised on-site wastewater management: the shared underground system (holding, aeration and drainage tanks) is serviced from an external technical access route, so service vehicles do not need to enter the residential area.
- Open-façade concept: the absence of high solid fences in front of the houses preserves a sense of space, supports good street lighting and ensures convenient passage for residents.
Who the GREENBOR residential community is created for
GREENBOR is designed for people and families who value order, security, transparency and good neighbourliness. The future GREENBOR owner:
- consciously chooses an organised residential-community format instead of a chaotic private sector;
- reviews and accepts the Statute of ОК «Грінбор» and the internal rules of cohabitation;
- understands that quality infrastructure (wells, gates, road, lighting, shelter) requires regular and transparent funding;
- participates in decision-making on community development according to the principle “one household — one vote” (maximum 20 households — 20 votes);
- respects private space, peace and neighbours’ right to quiet;
- is responsible for the conduct of their children, guests, tenants and hired contractors;
- buys a house for permanent or long-term residence of their own family.
Homes are sold only to buyers who accept the Statute, join ОК «Грінбор» and are prepared to follow community decisions. Such buyers receive not only a house and land plot, but also the right to use the shared infrastructure and an equal vote in its governance.

Who this format is NOT suitable for
We are honest with every prospective buyer and do not seek to sell a home at any price. GREENBOR is definitely not suitable for a person who:
- is not prepared to follow common rules and believes that “on my land I do whatever I want, without regard for the interests of neighbours”;
- refuses to participate in the approved common costs of maintaining networks, lighting, gates or waste collection;
- plans to arbitrarily occupy, build on or fence off common territory or entrance groups with solid fences;
- is looking for a noisy commercial business, hostel, warehouse or short-term rental for loud parties;
- considers conflict, rudeness, aggression or pressure an acceptable form of communication with neighbours or service staff.
If it is fundamentally important for you to live without any shared rules or obligations toward neighbours, the GREENBOR format will not meet your expectations. The project owners deliberately do not sell homes to buyers who reject the cooperative model.
Exclusively residential use of the buildings
GREENBOR is created as a quiet and safe family community. Under the community rules the homes may not be used as:
- hotels, hostels or other temporary-accommodation facilities;
- objects of daily or hourly rental;
- offices with a constant flow of clients and outside visitors;
- warehouses, workshops or production facilities that create noise, vibration, odours or additional traffic;
- other commercial objects that place an excessive load on the networks and infrastructure or disturb the peace of residents.
Note: Remote work from home, IT employment or freelancing that does not generate noise, visitor traffic or excess load on the communications fully complies with the residential character of the community.
