GREENBOR residential quarter plan showing homes and land plots
Presentation plan of GREENBOR showing the first and second development stages.

The plan is being updated to include the triplex, section 1K/1 and the second development stage. Check the property pages and documents for current areas, plot boundaries, statuses and specifications.

The GREENBOR residential area plan shows the detailed location of 20 homes, individual lots, internal roads, entrances, utility areas and planned community spaces.

GREENBOR is located in the village of Zelenyi Bir, Kyiv region. Townhouses, duplexes and three separate sections of a triplex are planned on a compact enclosed area of about 0.53 hectares. Each household has its own plot of land, a private yard and individual connections to engineering networks with its own accounting.

Thanks to the plan, you can evaluate not only the specific house, but also the general ergonomics of the block: the convenience of the distance to the entrance, the orientation of private yards according to the cardinal points, the location of neighboring sections, the width of the internal road and the placement of future recreation areas.

Territorial organization and zoning

GREENBOR has a closed external perimeter with controlled access. All housing units are connected by shared intra-quarter passageways, utility networks, pedestrian connections, and common areas.

The architectural concept suggests that the entrances to the houses are oriented towards the inner part of the block, while the main private space for family recreation is located towards the backyard.

Master planning includes:

  • a separate house or independent living section;
  • formed land plot with cadastral number;
  • private backyard for relaxing and barbecuing;
  • at least one dedicated car space;
  • open and well-maintained space in front of the facades;
  • a safe internal road for residents;
  • thoughtful and organized engineering networks;
  • controlled vehicular and pedestrian entrances;
  • future recreational areas for adults and children.

Concept of open space in front of facades

The inner territory of the block is not divided by solid high fences between adjacent entrances. This part does not provide for the arbitrary installation of private gates, gates, barriers or fences that would block internal passage, passages or access to public networks.

Such a solution preserves the sense of space, light and aesthetics of the residential neighbourhood, while ensuring the privacy of each family inside the house and in their own backyard.

second stage

The second phase is planned from the side of Petro Doroshenko Street. During the period of active construction works, it is separated from the first stage, so that equipment, materials and the construction process do not create inconvenience for residents of the already developed part of the quarter.

In Phase 2, 10 households are provided:

  • five townhouse sections — 1-А, 1-Б, 1-В, 1-Г and 1-Д;
  • two duplexes — 1-Е and 1-Ж;
  • three triplex sections — 1-И, 1-К/1 and 1-К.

Triplex format

A triplex is a three-section house consisting of three self-contained tenements. Each section will have its own plot of land, separate entrance, private backyard and individual connections to the block's networks.

Phase 2 properties are in the design stage and are presented as a future-development concept. Interest-free installments for the second phase are currently not open.

Infrastructure development prospects

In parallel with the implementation of the second phase facilities, a second car entrance, an additional pedestrian gate, a third well will be built, the internal road and lighting network will be extended, and the video surveillance system will be expanded.

Common and recreational areas

The overall concept of GREENBOR involves the creation of a harmonious environment for living, where next to the houses there is a space for rest, walks and leisure for residents.

Walking route

The planned 200-meter closed pedestrian route will run along the central road of the block, behind the townhouses, in the shade of trees, past the future gazebo and children's playground, turning through a special passage between the houses.

This route will allow you to safely walk, run or walk with a pram without going outside the closed area of the block.

Project recreation areas

The master plan also provides for the arrangement of:

  • cozy gazebo and barbecue area;
  • safe playground;
  • grounds for sports and physical exercises (workout);
  • complex landscaping of the common area;
  • guest parking lot near the external entrance;
  • specially equipped shelter for residents.

Please note: these recreational facilities are at the stage of implementation. Their combination on the plan and in the 3D model demonstrates the final concept of the completed residential neighbourhood.

Infrastructure and management principle

Internal roads, wells, utilities, gates, street lighting and CCTV cameras are created to provide comprehensive service to all 20 households.

The territory plan is developed taking into account unhindered access and service:

  • of electrical networks and ASKOE;
  • water intake wells and pumping stations;
  • drinking water supply networks;
  • separate technical water lines for irrigation;
  • intra-district drainage system;
  • drainage for rainwater and meltwater;
  • entrance gates, gates and access control;
  • street lighting and video surveillance systems;
  • site for collecting household waste;
  • intra-quarter passageways and pedestrian zones.

After the completion of construction, state registration of the Greenbor Cooperative and legal registration of the transfer of networks, the community infrastructure will become the indivisible property of the Cooperative.

Homeowners will use the infrastructure and make decisions about its maintenance and development on an equal basis through membership in the Greenbor Association. The main principle of democratic management: "one household, one vote".

How to use the plan

The presentation plan helps to visually understand the building:

  • understand the boundaries and location of the first and second tiers;
  • find out the exact addresses of specific sections;
  • evaluate the configuration of private plots and their neighborhood;
  • see the direction of the internal road and pedestrian passages;
  • find the location of the entrances, gates and garbage area;
  • evaluate the trajectory of the walking route and recreational areas.

The presentation plan is a graphic diagram of a residential neighbourhood. It has a visual informational nature and is not a cadastral plan, technical passport or a document certifying the right of ownership.

Official boundaries, areas and cadastral numbers are determined by land titles. The technical characteristics of the buildings and their equipment are recorded in the sales contract and the property card.
