What to see on the GREENBOR 3D tour
The interactive model helps to assess:
- general organisation of the residential community;
- location of Phase 1 and Phase 2;
- architecture and proportions of the buildings;
- relative location of townhouses, duplexes and triplex units;
- internal road and car entrances;
- walking routes;
- open space in front of the façades;
- private backyards;
- parking spaces near the houses;
- common engineering and utility zones;
- planned recreation and landscaping.
To select a specific house, use the 3D tour together with the detailed master plan and the card of the corresponding property.
Residential community of 20 households
GREENBOR is located on an area of approximately 0.53 hectares and combines private homes with organised shared infrastructure.
The completed project includes:
- townhouses;
- duplexes;
- three separate triplex units;
- own land plot for each household;
- private backyard;
- at least one parking space near the house;
- controlled access to the territory;
- common internal road;
- individual electricity and water metering;
- shared on-site wastewater management;
- common areas for further improvement.
Private yard and open interior space
Each household corresponds to a separate legally registered land plot with a cadastral number.
The entrances to the townhouses and duplexes are oriented towards the interior of the community, while the main private space of the family is located towards the backyard.
Depending on the area and configuration of a specific plot, the following can be arranged here:
- terrace;
- lawn and landscaping;
- automatic irrigation system;
- family recreation area;
- additional paving;
- carport.
Such individual equipment is ordered separately if it is not included in the equipment of a specific object.
The space in front of the façades remains open and is not divided by a continuous system of high fences between the entrances to the buildings.
On the common territory the arbitrary installation of the following is not permitted:
- fences and partitions between entrance doors;
- personal gates or pedestrian gates;
- barriers;
- constructions that block the road or passage;
- outbuildings and sheds outside the private lot.

Phase 1 of GREENBOR
Phase 1 is located on the side of Ivana Bohuna Street and includes one townhouse building with five residential units and four completed duplexes.
Completed duplexes
Duplexes 2-Е, 2-И, 2-Ж and 2-К are available for sale and private viewing. Ownership title is registered for the four completed duplexes.
For each house in the catalogue the following are published:
- photographs;
- house area;
- area and cadastral number of the land plot;
- technical specifications;
- actual equipment;
- total acquisition budget;
- document status.
An installment plan with a down payment from 40 % and a term of up to 12 months is available for the completed Phase 1 duplexes. The final payment schedule is determined by the contract.

Townhouse under construction
Residential units 2-А, 2-Б, 2-В, 2-Г and 2-Д are under construction. Construction-progress viewings of the units and their land plots are available; sale, paid reservation and acceptance of buyer funds will not begin until the property is legally ready.
The standard units have a project area of approximately 103.2 m²; the enlarged central unit 2-В has a project area of approximately 140.2 m². Check the current parameters in the card of the specific object.
What is already operating in Phase 1
On the territory of Phase 1 the following are already working or have been created:
- the main entrance from Ivana Bohuna Street;
- automatic gates;
- separate pedestrian gate;
- GSM access;
- control through a mobile application;
- remote controls;
- two video-surveillance cameras;
- two own wells;
- separate domestic-water lines;
- separate technical-water lines for the land plots;
- individual water and electricity metering;
- shared on-site wastewater management system;
- optical internet;
- waste-collection area;
- paved and lit exterior driveway.
The internal road, the lighting of Phase 1 and the further arrangement of the territory are being carried out in stages.
Phase 2 of GREENBOR
Phase 2 is located on the side of Petra Doroshenka Street. It includes one townhouse building comprising five residential units, two duplexes and three separate units of a triplex.

Each unit will have:
- a separate land plot;
- its own entrance;
- private yard;
- individual resource metering;
- separate connections to the community’s engineering systems.
Phase 2 properties are at the design stage and are presented as a future-development concept.
No sale or installment arrangement is available for Phase 2 at this concept stage. Free reservation of preferences under a Reservation Agreement is available.

Important clarification regarding the triplex in the 3D tour
Part of the 3D visualisation of Phase 2 was prepared before the final formation of the 1-К/1 unit.
Therefore the configuration of the triplex in individual fragments of the tour may not fully correspond to the current division into three households:
- 1-И;
- 1-К/1;
- 1-К.
To select a unit, use the current master plan, the property cards and the project plans. Older images of the triplex do not confirm its final configuration.
Complete project of the territory
The 3D tour shows the completed GREENBOR concept, which includes:
- 20 households;
- two controlled vehicular entrances;
- two pedestrian gates;
- internal road and lighting;
- two operational wells and a third well planned for Phase 2;
- video surveillance of entrances and the external perimeter;
- backup power supply of critical infrastructure;
- guest parking on the street side;
- walking route 200 metres long;
- children’s playground;
- exercise area;
- gazebo and barbecue area;
- shelter for residents of the community.
Some of these objects are already working, some are being arranged, and the rest will be implemented in subsequent stages.
Walking route and recreation areas
The completed project provides for a closed walking route 200 metres long.
It will pass:
- along the central internal road;
- behind the townhouses;
- under the trees;
- past the future gazebo;
- near the playground;
- through a separate passage between two townhouses.
The route will allow walking, running or moving with a baby carriage without leaving the territory of the community.
The future gazebo with a barbecue area will become a common place for recreation and small gatherings of residents.

Shared infrastructure and ОК «Грінбор»
The buyer purchases a specific house and a land plot. The internal road, wells, networks, gates, lighting and other shared systems are designed to serve the entire community.
ОК «Грінбор» is the registered legal owner of the shared infrastructure. The common infrastructure forms the indivisible property of the cooperative.
Homeowners use it and participate in its management, financing, maintenance and development through membership in the cooperative.
The basic principle of governance is one household — one vote (maximum 20 households — 20 votes).
The actual cost of shared services is shared among the 20 households, one share per household, unless another reasonable arrangement is approved for a particular service.

Who is the GREENBOR concept for?
The 3D tour shows not only the architecture of the buildings, but also a model of the common space.
GREENBOR will suit you if you:
- want to have your own house and private yard;
- value organised infrastructure;
- accept the open space in front of the entrances to the houses;
- are willing to follow the same rules for all;
- respect your neighbours’ right to silence, cleanliness and safety;
- are willing to pay your share of the joint costs;
- understand the responsibility for guests, residents and contractors;
- are ready to participate in decisions about the development of the community.
If you plan to arbitrarily fence off common space, do not recognise general rules or are not ready to participate in infrastructure maintenance, the GREENBOR format may not meet your expectations.

Project visualisation and actual view
The 3D tour is a project visualisation, not a video recording of the current state of the territory.
It conveys the general architectural idea and spatial organisation of the community.
Actual execution may differ in:
- individual façade materials;
- window brands and configurations;
- covering of roads and sites;
- landscaping;
- terraces and canopies;
- recreational-zone equipment;
- other landscaping elements.
For completed houses the source of current information is real photos, the technical description, documents and the actual equipment of a specific object.
What cannot be determined from a 3D tour
The 3D model does not replace documents and is not intended to define:
- the exact legal boundaries of the land plot;
- the cadastral number;
- the registered area of the house;
- the actual configuration of a specific object;
- exact distances and building dimensions;
- the current level of readiness;
- the price and final terms of purchase;
- ownership of a specific house or plot.
This information should be checked in the house card, the documents and the contract.

Does the 3D tour show the current state of GREENBOR?
No. The tour shows the completed architectural concept of the community. The current state of buildings and infrastructure can be seen in the photo galleries and during an in-person viewing.
Are all the houses in the 3D tour already built?
No. The Phase 1 duplexes are ready for sale, the Phase 1 townhouse is under construction, and the objects of Phase 2 are at the design stage.
Can a 3D tour determine the exact area of a house or plot?
No. A 3D model helps you estimate proportions and relative placement. Exact areas are specified in the object card, project planning and land-plot documents.
Does the tour match the current triplex configuration?
Not completely. Part of the visualisation was prepared before the final addition of unit 1-К/1. The current configuration of the triplex is shown in the master plan and the cards of the three separate units.
Are all recreation areas already built?
No. A walking route, gazebo, playground, exercise area and shelter are part of the completed concept and will be implemented in stages.
Are the shown amenities included in the price of the house?
The total acquisition budget includes the actual condition and equipment of a specific object as specified in its card and contract. A terrace, canopy, lawn, landscaping, automatic irrigation and additional paving can be ordered separately.
Can a fence be installed in front of the entrance?
Arbitrary installation of fences, partitions, gates or other structures in the common area does not comply with the GREENBOR concept.
