They show how the project area was formed: from the original land massifs and a detailed plan of the territory to separate plots for 20 households, an internal road and common infrastructure.
The buyer can familiarize himself with the documents even before choosing a particular house, and before registration — check the complete set of documents of the selected object.







Formation of the GREENBOR land plots
The present-day first and second stages of GREENBOR were formed within the Detailed Plan of the Territory approved by Decision No. 625-31-7 of 15 November 2018 of the Krushynka Village Council. The original planning area included land plots 3221484000:06:018:0309, 3221484000:06:018:0310 and 3221484000:06:018:0311.
The original plot 3221484000:06:018:0310 had the exact area of 0.2409 ha. It was divided into plot 3221484000:06:018:0399 with an area of 0.1127 ha and plot 3221484000:06:018:0400 with an area of 0.1282 ha; their combined area is 0.2409 ha.
Following subsequent cadastral actions — division, consolidation and formation of new land plots — the present-day set of plots 3221484000:06:018:0589–0608 was formed from part of the Detailed Plan area. It includes, in particular, the Stage 1 plots 3221484000:06:018:0594–0597 and the internal access road plot 3221484000:06:018:0598.
For this reason, cadastral numbers in earlier documents may differ from the current number of a particular household. The current cadastral number and area are shown on the relevant property page.
Separate land plots for home ownership
The GREENBOR project includes 20 separate housing units - townhouses, duplexes and triplex sections.
Each household corresponds to a separate plot of land with its own cadastral number. This gives the buyer the opportunity to purchase not a share in the common land, but a specific house with a defined plot of land.
Each object's card in the sales section states:
- address;
- house type;
- house area;
- land plot area;
- cadastral number;
- readiness stage;
- complete set;
- current price and terms of purchase.
Internal road and common area
A separate plot of land with a cadastral number has been created for the internal road 3221484000:06:018:0598 with an area of 0.0937 ha.
Including housing development, roads and additional land for infrastructure, the total area of GREENBOR is about 0.53 hectares.
The following are located or provided for in the common area:
- internal road and passages;
- gates and pedestrian gates;
- wells and technical premises;
- water supply and drainage networks;
- electrical networks and lighting;
- video surveillance;
- garbage site;
- future recreation and landscaping areas.
After the state registration of the Greenbor Cooperative and the preparation of the necessary documents, the transfer of the internal road, common areas and the created infrastructure of the quarter to the Cooperative is foreseen.
Detailed site plan
A detailed plan of the territory of a low-rise residential development in the village of Zelenyi Bir has been developed for GREENBOR.
DPT defines the general planning organization of the territory:
- nature of residential development;
- location of houses;
- internal passages and passages;
- engineering networks;
- technical objects;
- landscaping elements.
The detailed plan of the territory was approved by the decision of the Kruszyna Village Council No. 625-31-7 dated November 15, 2018.
DPT materials reflect the original construction concept. After the division of land massifs, new cadastral numbers of individual plots were formed, so the numbers in historical documents may differ from the modern numbers of specific homes.
Site engineering studies
Before the start of the main construction works for the GREENBOR territory, the studies necessary for the design of buildings, roads and engineering infrastructure have been completed.
Engineering and geological prospecting
Geological materials contain information about the composition and properties of soils, the level of groundwater and the engineering and geological conditions of the site.
These data are used by designers to choose constructive solutions and design foundations. The construction of the foundation of a particular house is indicated in its technical description.
Topographic and geodetic searches
Topographic materials reflect the topography of the territory, elevation marks, site boundaries, existing facilities and engineering networks.
Based on them, the placement of buildings, internal roads, passages and common infrastructure of GREENBOR was carried out.
Vertical planning
The vertical planning scheme determines the organization of the terrain, the height location of buildings, roads and the direction of surface water drainage.
Each house also has its own rainwater and meltwater drainage system, separate from the domestic drainage system.
Documents of a specific house
General GREENBOR materials confirm site preparation and planning. Separately, a set of documents for a specific object is created for each house and land plot.
It may include:
- documents for the land plot;
- extract from the State Land Cadastre;
- cadastral number and plot area;
- project materials of the house;
- technical passport;
- a document on acceptance of the house into operation;
- address assignment documents;
- information on state registration of ownership.
For completed objects, the buyer can review the documents before completing the purchase. The current status of the documentation is also indicated in the card of the corresponding building.
What you can check before buying
When selecting a specific object, you can:
- match the house address with the block plan;
- check the area and cadastral number of the land plot;
- read the technical passport of the finished house;
- check the commissioning document;
- clarify state registration status;
- compare the documents with the actual condition of the house;
- ask questions about the content of documents during review.

Why do early documents and house maps have different cadastral numbers?
Early documents reflect the original land masses. After their division, separate land plots were formed for home ownership, internal road and infrastructure, which were assigned new cadastral numbers.
Does each household have its own plot of land?
Yes. Each GREENBOR home ownership corresponds to a separate plot of land with a cadastral number. Its area and documents are indicated in the facility card.
What does the detailed site plan prove?
DPT determines the planning organization of the territory, the nature of the development, the location of roads, engineering networks and other objects provided for by the project.
Is DPT a document for a specific house?
No. DPT concerns the planning of the entire territory. A specific building has its own project, technical and registration documents.
Can I read the documents of a particular house before buying?
