GREENBOR combines private ownership of a home and land plot with resident-led management of shared infrastructure.

Private and shared responsibilities

Each owner holds title to a specific home and land plot. After purchasing a home and joining the GREENBOR cooperative, the owner may use the shared territory and infrastructure, participate in governance and oversee its development.

Membership and voting

The GREENBOR purchase model is intended for owners who accept cooperative membership, the Statute and community rules. Membership is created by a voluntary written application and a decision of the competent cooperative body. Sellers contract only with a buyer who accepts this community model.

The model provides one vote per household. Cooperative members approve budgets, contributions, community rules, repairs and development priorities.

Ukraine-specific context

This resident-governed model remains uncommon in Ukraine’s low-rise housing market. GREENBOR applies principles familiar in Western residential communities: transparent budgets, owner voting, a clear division between private and shared responsibility, and internal accountability.

The planned end state is a community of up to 20 households with no outside owner controlling its shared infrastructure once the transfer to the cooperative has been formally completed.
