The objects are at the stage of project preparation before the start of construction works on Petra Doroshenko Street in the village of Zelenyi Bir, Kyiv region. Each homestead will have a separate address, its own plot of land with a cadastral number, an individual entrance, a private backyard and separately accounted connections to the block's utility systems.

Second order duplexes and triplex sections

This subsection presents two duplexes and three separate sections of one triplex:

Duplexes

  • str. Petra Doroshenko, 1E — land plot 221 m²;
  • str. Petra Doroshenko, 1Ih — land plot 208 m².

Triplex

  • str. Petra Doroshenko, 1I — land plot 177 m²;
  • str. Petra Doroshenko, 1K/1 — land plot 119 m²;
  • street Petra Doroshenko, 1K — land plot 186 m².

Objects 1-И, 1-К/1 and 1-К form one triplex of three independent houses. Each section has a separate plot of land, its own entrance, a private yard and individual accounting of resources.

Exact project areas of buildings, detailed layouts, cadastral numbers, future equipment and current availability status are indicated in the maps of specific objects.

What is the difference between duplex and triplex

A duplex consists of two adjoining properties. Each part of it has its own entrance, a separate plot of land and individual connections.

Triplex unites three adjacent sections, but each of them is also designed as a completely independent home ownership:

  • with a separate mailing address;
  • with its own land plot (separate cadastral number);
  • with individual entry;
  • with private backyard;
  • with separate electricity and water accounting;
  • with connection to the shared GREENBOR infrastructure.

When choosing, it is worth comparing not only the area of ​​​​the house, but also the configuration of the plot, the location of the section, the orientation of the private yard and the distance to the roadway, entrance and future recreation areas.

Important clarification regarding triplex renderings

Part of the early 3D visualizations of the second stage were prepared for the final formation of the 1K/1 section.

Therefore, some old architectural renderings may not fully correspond to the final triplex configuration of three sections (1-И, 1-К/1 and 1-К).

For the selection of the object, it is necessary to be guided by the current block plan, the map of the specific section and the approved project drawings.

Current status: concept and project preparation

Phase 2 remains at the concept and project-preparation stage. Construction and property sales have not started.

The layouts, areas, locations and engineering solutions shown are preliminary and may be refined.

Only a free information request may be submitted. It does not fix a house or unit, land plot, price, configuration or timeline, and no funds are accepted.

Separate plot of land and private yard

Each household corresponds to a separate formed land plot with its own cadastral number.

The main entrance to the house faces the inner part of the block, and the main private space of the family is located towards the backyard.

Depending on the area and configuration of the plot in your own yard, you can expect:

  • open or closed terrace;
  • lawn, flower beds and automatic irrigation system;
  • family recreation area and barbecue;
  • additional decorative paving;
  • carport or parking space.

At least one personal parking space is provided for each household. Additional arrangement of a private plot is ordered according to a separate estimate.

Open space in front of houses

GREENBOR has a controlled external perimeter, but the internal area in front of the building entrances is implemented in a single open architectural concept.

Quarter rules prohibit arbitrary installation in the common area:

  • solid fences and partitions between entrance groups;
  • private gates, gates or barriers;
  • any constructions blocking the passage or passage;
  • outbuildings and sheds outside their own private lot.

Privacy is ensured by the layout of the house and its own backyard, while a spacious and friendly living space is maintained in front of the facades.

Project planning and characteristics

As the houses are being prepared for construction, their parameters are described according to the approved project documentation.

The specific section card states:

  • project total and living area of the house;
  • floor plan and explanation of premises;
  • floor plans;
  • area, boundaries and cadastral number of the land plot;
  • approved structural materials;
  • utility network connection points;
  • basic configuration.

Please note: the project area is a guideline for construction. The final registered area of ​​the building will be determined based on the results of the BTI control measurement after the object is put into operation.

Electricity supply and ASKOE system

The project provides up to 15 kW of three-phase electric power for each second-stage household.

At the entrance to the land plot, a separate cabinet meter integrated into the general ASKOE system with support for a two-zone tariff (day/night) will be installed.

Total equipment has separate accounting groups:

  • artesian wells are connected through separate electric meters;
  • automatic gates, street lighting and video surveillance are billed separately.

Gasification in the quarter is not provided. The buildings are designed for efficient electrical heating systems (heat pumps, electric boilers, underfloor heating).

Household water supply

The project laid a separate domestic water main from the technical premises to each building of the second phase.

A two-frequency system is used to ensure accuracy of accounting and leakage control:

  • control counter in the technical node of the quarter;
  • second individual meter directly in the house.

Together with the development of the second phase, the drilling of a third artesian well with a design capacity of about 7 m³/h is planned to ensure increased consumption.

Separate technical water for irrigation

A separate independent technical water line for lawn care, irrigation and household needs is connected to each plot of land.

Technical water is supplied to an external connection point outside the house, has its own meter and is paid for separately, without including this volume in water drainage services.

Drainage and storm drainage

Connection to the local intra-quarter drainage system is provided for the houses of the second phase.

The calculation of drainage services is carried out strictly according to the volume of domestic water consumed. Rainwater and meltwater are drained through a separate drainage system and should not enter the domestic sewer system.

Optical Internet

A fiber-optic Internet line (FTTH) is planned for each house.

The provider's node equipment is provided with backup power. For network operation during power outages, the owner just needs to connect his router and optical terminal (ONU) to an uninterruptible power supply (UPS/power bank).

Second stage infrastructure development

In parallel with the construction of houses of the second stage, the project envisages the development of the territory:

  • arrangement of the second car entrance and pedestrian gate;
  • launch of the third artesian well;
  • continuation of internal road with high-quality surface;
  • installation of street lighting and expansion of the video surveillance system;
  • guest parking on the street side;
  • arranging a walking route 200 meters long;
  • playground, workout area, gazebo with barbecue;
  • equipped shelter for residents;
  • backup power system of the critical infrastructure of the quarter.

The completed GREENBOR project envisages a circular walking route 200 meters long, which will run along the internal road, behind the townhouses, near the playground and gazebo.

What will be included in the cost of the object

After completion of construction and transfer of the object, the owner receives:

  • built house or section with fully completed structures and roof;
  • a private plot of land with a cadastral number;
  • connected points of engineering networks (electricity up to 15 kW, domestic water, technical water, drainage);
  • the future right to use the shared infrastructure after it is commissioned and cooperative membership is completed;
  • complete set fixed in the contract.

Construction, quality control and 10 year warranty

The construction work will be carried out by the team Construction Group PNV.

Technical supervision and quality control is carried out by an independent company Construction Audit.

The principle of a 10-year warranty is incorporated into the individual contract for the specific property. The contract defines the structures, works and equipment covered, together with the applicable warranty terms.

Is the second installment open?
