The GREENBOR residential community plan helps you choose a house, evaluate the location of the land plot and understand how the territory of the completed project is organised for 20 households.

Townhouses, duplexes and separate units of the triplex of Phase 1 and Phase 2, the internal road, vehicular entrances, pedestrian passages, private land plots and the main objects of common infrastructure are marked on the scheme.

How to use the GREENBOR plan

The houses on the diagram are marked according to their internal project references and addresses. After choosing the desired unit you can go to the card of a specific object and view:

  • type and address / internal project reference of the house;
  • current object status;
  • actual or project area;
  • layout;
  • land-plot area;
  • cadastral number;
  • photographs or design renderings;
  • technical specifications;
  • actual or planned equipment;
  • total acquisition budget — for objects available for sale;
  • current purchase, free-reservation or construction-viewing conditions.

The plan is a presentation diagram of the area. It is not a cadastral map, a technical passport, a working drawing or a document confirming ownership. Exact borders, areas and cadastral numbers are determined by documents of specific land plots.

How the territory of the community is organised

GREENBOR has an external perimeter and controlled access. Within the community the homes are united by a common road, pedestrian routes, engineering networks and common areas.

Entrances to townhouses and duplexes face the inner part of the community, and private yards are located mostly on the opposite side.

Such planning combines:

  • own house;
  • a separate legally registered land plot;
  • private backyard;
  • at least one parking space near the property;
  • controlled access to the territory;
  • open space in front of the façades;
  • common internal road;
  • individual resource metering;
  • organised shared infrastructure;
  • future walking and recreation areas.

Open interior space

One of the main features of GREENBOR is the absence of a continuous system of high fences between the entrance doors of townhouses and duplexes.

The outer perimeter limits the access of outsiders, but the interior remains visually open and convenient for the movement of residents.

The concept of the community does not involve arbitrary installation in a common area of:

  • fences and partitions between entrances;
  • personal gates or pedestrian gates;
  • barriers;
  • constructions that block the road or passage;
  • arbitrary extensions and sheds outside the boundaries of a private plot.

The family’s privacy is ensured by its own house and land plot, including a backyard that can be set up for recreation, landscaping and other private needs.

Before choosing a house it is important to evaluate not only its location on the plan, but also whether the GREENBOR concept of open interior space suits you.

Phase 1 — Ivana Bohuna Street

Phase 1 of GREENBOR includes one townhouse building with five residential units and four completed duplexes.

  • Ivana Bohuna Street, 2-Д.

The Phase 1 townhouse is under construction. Until legal readiness only construction-progress viewings are available; sale, paid reservation and acceptance of funds are not available. Free reservation under a Reservation Agreement is available for these units.

The standard units have a project area of approximately 103.2 m²; the enlarged central unit 2-В has a project area of approximately 140.2 m². Current parameters should be checked in the card of the selected object.

Duplexes 2-Е, 2-Ж, 2-И and 2-К are ready for sale and in-person viewing. Title to the houses has been registered.

In the card of each duplex up-to-date photos, characteristics, land area, cadastral number, equipment, total acquisition budget and status of documents are published.

An installment plan is available for the completed objects:

  • first installment — from 40 %;
  • term — up to 12 months;
  • payment schedule is agreed individually;
  • final conditions are recorded in the contract.

What is already operating in Phase 1

In Phase 1 of GREENBOR the following are already running or created:

  • the main entrance from Ivana Bohuna Street;
  • automatic gates;
  • separate pedestrian gate;
  • GSM control;
  • access through a mobile application;
  • remote controls;
  • two video-surveillance cameras;
  • two own wells;
  • separate domestic-water lines;
  • separate technical-water lines;
  • individual water and electricity metering;
  • shared on-site wastewater management system;
  • optical internet;
  • waste-collection area;
  • paved and lit exterior driveway.

The internal road, lighting and further landscaping of Phase 1 are being carried out in stages.

Phase 2 — Petra Doroshenka Street

Phase 2 of GREENBOR features townhouses, duplexes and three separate units of a triplex.

During the period of active construction Phase 2 is separated from Phase 1 by a fence so that the movement of equipment, materials and the execution of works have less impact on the already developed part of the community.

1-И, 1-К/1 and 1-К form one triplex of three independent homes.

Each unit will have:

  • a separate land plot;
  • its own entrance;
  • private yard;
  • individual resource metering;
  • separate connection to the community’s engineering systems.

Phase 2 properties are at the design stage and presented as a future-development concept. You can choose a type of house, a specific unit, a plot of land and familiarise yourself with current project plans.

No sale or installment arrangement is available for Phase 2 at this concept stage. Free reservation of preferences under a Reservation Agreement is available.

Individual land plots

Each GREENBOR household corresponds to a separate legally registered land plot with a cadastral number.

The plan helps to pre-assess:

  • location of the plot in the community;
  • orientation of the house;
  • position of the private backyard;
  • location relative to the internal road;
  • distance to car entrances;
  • neighbouring households;
  • proximity to common infrastructure;
  • possibility of placing a car, a terrace or a private recreation area.

The exact area, boundaries, cadastral number and destination are confirmed by the documents of the corresponding land plot.

Internal road and two entrances

The main active entrance to Phase 1 is located on the side of Ivana Bohuna Street.

The second vehicular entrance and the second pedestrian gate from Petra Doroshenka Street will be implemented together with the development of Phase 2.

The inner territory is residential and mostly pedestrian. The planning does not provide for the through traffic of third-party vehicles.

Each household has at least one parking space. Guest parking is planned on the side of the street so that visitors’ cars load less on the inner territory.

Walking route 200 metres long

The completed GREENBOR project includes a 200-metre closed walking route.

It will pass:

  • along the central internal road;
  • behind the townhouses;
  • under the trees;
  • past the future gazebo;
  • near the playground;
  • through a separate passage between two townhouses.

The route will allow you to walk, run or move with a baby carriage without leaving the inner territory of the community.

Lighting is provided for the route. Its cleaning, winter maintenance and current repairs will be part of the maintenance of the common area.

Shared engineering infrastructure

The GREENBOR plan shows not only the houses and land plots, but also the general organisation of the systems that serve the residential community:

  • internal road;
  • electrical networks and ASKOE;
  • wells and pumping equipment;
  • domestic water supply;
  • separate technical-water lines;
  • shared on-site wastewater management;
  • removal of rainwater and meltwater;
  • gates and pedestrian gates;
  • video surveillance;
  • lighting;
  • waste-collection area;
  • future recreation areas;
  • planned shelter.

Part of the infrastructure is already in place, the internal road and lighting of Phase 1 are being installed, and other elements will be implemented together with the next phases.

Future recreation areas

The completed GREENBOR project includes:

  • gazebo and barbecue area;
  • children’s playground;
  • exercise area;
  • walking route;
  • landscaping of the common area;
  • guest parking;
  • shelter for residents of the community.

These facilities will be implemented in phases. Their designation on the diagram or presence in the 3D visualisation does not mean the completion of construction.

Shared infrastructure and ОК «Грінбор»

Houses and land plots are separate objects of private property. The internal road, wells, networks, gates, lighting and other systems are designed for the common maintenance of the entire community.

ОК «Грінбор» is the registered legal owner of the shared infrastructure. The common infrastructure forms the indivisible property of the cooperative.

Homeowners use this infrastructure and participate in its management, financing, maintenance and development through membership in the cooperative.

The basic principle of governance is one household — one vote (maximum 20 households — 20 votes).

The actual cost of shared services is shared among the 20 households, one share per household, unless another reasonable arrangement is approved for a particular service.

The plan reflects the rules for living together

GREENBOR’s planning is not only about architecture, but also about the concept of good neighbourliness.

The future owner must be ready:

  • to accept the open space in front of the entrances to the houses;
  • not to install arbitrary fences in the common area;
  • not to block roads, passages and parking spaces of neighbours;
  • to observe the residential and mainly pedestrian regime of the territory;
  • to participate in the costs of shared infrastructure;
  • to observe the rules of silence, cleanliness and safety;
  • to be responsible for the behaviour of guests, residents and contractors;
  • to participate in joint decisions regarding the repair and development of the community.

GREENBOR is suitable for people who want to have a private house, but understand that a comfortable shared environment depends on the behaviour and responsibility of each owner.

Detailed plan, general concept and 3D tour

Section materials have different purposes:

  • detailed plan helps to find a specific house, address and land plot;
  • general plan GREENBOR explains the organisation of buildings, phases, roads, infrastructure and common areas;
  • 3D tour allows a spatial assessment of the architecture, interior area, private courtyards and the future appearance of the completed community.

Project renderings convey the general concept. Materials, equipment, landscaping and individual landscaping details may be specified during implementation.

From plan to in-person viewing

The plan helps to pre-select the location of the house, but the final decision should be made after a personal visit.

While viewing you will be able to:

  • see the actual location of the selected house;
  • inspect the land plot;
  • assess a private yard;
  • see the open space in front of the entrances;
  • compare multiple available objects;
  • evaluate the road, gates and engineering infrastructure;
  • see the location of future development zones;
  • specify the equipment, documents, total acquisition budget and terms of purchase;

FAQ

How many homes are provided in GREENBOR?

The completed project includes 20 separate housing units: townhouses, duplexes and three units of a triplex.

Does each house have its private land plot?

Yes. Each household corresponds to a separate land plot with a cadastral number.

Are all the houses on the plan already built?

No. Duplexes of Phase 1 are ready for sale, the Phase 1 townhouse is under construction, and houses of Phase 2 are at the design stage and presented as a future-development concept.

Are all infrastructure objects up and running?

No. The plan shows the completed GREENBOR concept. Part of the infrastructure is already working, part is being equipped, and the rest will be implemented in separate stages.

Can a fence be installed in front of the entrance?

Arbitrary installation of fences, partitions, gates or other structures in the common area does not comply with GREENBOR’s concept of open interior space.

Does the map show the exact legal boundaries of the plots?

No. The plan shows the relative location of the households. The exact boundaries, areas and cadastral numbers are determined by the documents of the respective land plots.

Who owns the shared infrastructure?

ОК «Грінбор» is the registered legal owner of the shared infrastructure. The common infrastructure forms the indivisible property of the cooperative. Owners participate in management and financing through membership.

Where can I see the exact area, budget and status of the house?

Current information is placed in the card of a specific object in the sales section.
