Buying a home at GREENBOR is a clearly documented process in which a house or residential unit and its land plot are transferred into private ownership, while shared infrastructure is owned and governed through ОК «Грінбор», a registered Ukrainian non-profit service cooperative.

GREENBOR is a residential community of 20 households in the village of Zelenyi Bir, Fastiv District, Kyiv Region. This page explains the purchase of completed homes, the total acquisition budget, cooperative membership, free reservation, installment arrangements and the contractual warranty.

Ownership and legal documentation

A completed home and its land plot are transferred through separate notarized sale-and-purchase agreements. The buyer can review the registered ownership title, the land-plot cadastral number, technical documentation and other supporting documents for the specific property before the transaction.

Commissioning confirms that a completed property is legally ready for operation. Registration of ownership title is a separate step that confirms the registered owner. The four completed duplexes 2-Е, 2-И, 2-Ж and 2-К have been commissioned and their ownership titles are registered.

The codes shown on the website are internal project references used for navigation. The official postal address and legally binding property details are defined by the title documents and may differ from the internal reference.

ОК «Грінбор» and shared infrastructure

ОК «Грінбор» is a registered Ukrainian non-profit service cooperative with its own bank account. It is the legal owner of the community’s shared infrastructure and organizes its maintenance and future development.

By purchasing a home at GREENBOR and joining the cooperative, the owner receives the right to use the shared infrastructure and participate in its governance. Each household has one vote. If a home has several co-owners, they jointly appoint one representative to exercise that vote.

The model is designed to provide long-term access to infrastructure, transparent allocation of documented costs and meaningful homeowner participation in decisions. The infrastructure is not owned by an unrelated commercial management company.

Membership is voluntary under Ukrainian law. However, joining ОК «Грінбор» and paying the targeted infrastructure contribution are conditions on which the owners of the completed duplexes agree to proceed with a sale.

Total acquisition budget

The primary figure shown for a completed duplex is the total acquisition budget. It consists of:

  1. the price of the house and land plot;
  2. the targeted infrastructure contribution to ОК «Грінбор», equivalent to USD 6,000;
  3. the total of these two required components.

UAH amounts are shown first and USD equivalents second. They are calculated using the calculation rate set by ОК «Грінбор» effective on the stated date. The final amounts in Ukrainian hryvnia are determined when the transaction is completed.

The targeted infrastructure contribution paid on acquisition is a fixed equivalent of USD 6,000. It is not part of the house or land price and is not available in instalments. It is paid in UAH by official bank transfer directly to the cooperative’s bank account using the calculation rate set by ОК «Грінбор». Ongoing operating contributions after acquisition are determined separately under approved budgets and decisions of ОК «Грінбор». Notarial, tax, registration and bank costs are stated separately.

Price, calculation rate and payment details

Free reservation

Phase 1 townhouse units and Phase 2 concepts may be covered by a separate free Reservation Agreement. It may identify a specific property as the subject of interest, record a position in the reservation order and the buyer’s preferences concerning the house type, approximate area, layout, possible location, desired timeframe or optional features, but it does not create a legal right to that property or any land plot.

  • no deposit, advance or other payment is accepted;
  • the final price is not fixed;
  • preferences do not guarantee the final configuration or transfer ownership of a land plot;
  • the reservation is not a preliminary sale-and-purchase agreement;
  • neither party is obliged to enter into the final transaction;
  • the terms may be adjusted before sales begin without penalties.

The Phase 1 townhouse is under construction and available for viewing. Sale, paid reservation and acceptance of funds will not begin until it is legally ready. Phase 2 properties remain at the design stage; sale and installment arrangements are not currently available.

Installment Plan for completed duplexes

The private individual owners offer an individually agreed installment plan for completed duplexes 2-Е, 2-И, 2-Ж and 2-К:

  • down payment from 40 % of the house-and-land price;
  • term of up to 12 months;
  • an individual payment schedule recorded in the agreement;
  • the targeted infrastructure contribution is paid separately and is not available in installments.

The installment plan does not apply automatically to Phase 1 townhouse or Phase 2 properties.

Full installment terms

Contractual warranty

  • 10 years for structural elements;
  • 3 years for engineering systems installed by PNVTEAM;
  • 1 year for finishing works completed by PNVTEAM.

The individual agreement for the relevant property defines the covered structures and works, exclusions, commencement date, claims procedure and scope of responsibility. The warranty period is calculated from the registration date of the declaration confirming that the relevant property is ready for operation.

Purchase process for a completed home

  1. Viewing and consultation. Inspect the completed duplex, land plot and operating infrastructure.
  2. Property selection. Agree on full payment or an installment schedule.
  3. Legal review. Review title, cadastral and technical documents, draft agreements and the cooperative Statute.
  4. Notarized transaction. Sign the sale-and-purchase agreements for the home and land plot and complete the agreed payment.
  5. Cooperative procedure. Submit the membership application and transfer the targeted contribution to the cooperative’s bank account.
  6. Handover. Sign the handover document and receive the keys and required access credentials.
