Four completed GREENBOR Phase 1 duplexes are available for in-person viewing and purchase.
Four separate homes are located on Ivana Bohuna Street in the village of Zelenyi Bir, Kyiv Region — just 25 minutes by car from the Teremky metro station. Each house has an area of 103.2 m², its own legally registered land plot with a cadastral number, a separate entrance, a private backyard and individually metered connections to engineering systems.
Ownership title is registered for all four completed duplexes. Before the transaction, the buyer receives the current document package for the specific house and land plot.
An individually agreed installment plan is available for finished duplexes with a down payment from 40 % and a term of up to 12 months.

Phase 1 of GREENBOR features four ready-to-own homes:
- Ivana Bohuna Street, 2-Е — land plot 209 m²;
- Ivana Bohuna Street, 2-Ж — land plot 229 m²;
- Ivana Bohuna Street, 2-И — land plot 210 m²;
- Ivana Bohuna Street, 2-К — land plot 232 m².
All duplexes have the same total area of the house, but differ in location, configuration of the land plot, installed window systems, individual components of the equipment and the actual state of decoration.
Current photos, total acquisition budget, cadastral number, technical description, equipment and status of documents are published in the card of the corresponding building.
Layout with an area of 103.2 m²
Each completed duplex is a comfortable 103.2 m² two-storey home designed for permanent family living.
Typical functional layout involves:
- spacious kitchen-living room;
- three separate living rooms;
- two bathrooms (one on each floor);
- technical and auxiliary premises;
- convenient stairs between floors;
- usable attic space.
The actual layout, the exact dimensions of the premises and the possibilities of using the attic are checked against the graphic materials and technical documents of the particular building.
Own plot of land and private yard
Each duplex is sold together with a separate legally registered land plot with its own cadastral number.
The main entrance to the house is oriented towards the interior of GREENBOR, and the main private space of the family is located towards the backyard.
Depending on the area and configuration of the plot, it is possible to arrange:
- cosy open or covered terrace;
- lawn and landscape-design elements;
- automatic irrigation system;
- family recreation and barbecue area;
- additional decorative paving;
- carport.
At least one personal parking space is provided for each household.
Additional arrangement of the private plot is ordered separately at the request of the owner.
Open space in front of entrances
One of the main features of GREENBOR is the open interior space in front of the façades and entrance doors of the duplexes.
The general outer perimeter of the community reliably limits the access of outsiders, but the inner territory in front of the houses is not divided by a continuous system of high fences.
Arbitrary installation of the following is not permitted:
- fences and partitions between entrance groups;
- personal gates or pedestrian gates;
- barriers or other barriers;
- constructions that block the road or passage;
- outbuildings outside the boundary marks of a private land plot.
If it is fundamentally important for you to completely enclose the house with high solid fences on all sides, the GREENBOR concept may not meet your expectations.

Building construction and materials
Proven construction solutions were used during the construction of the completed duplexes:
- external load-bearing walls made of StoneLight aerated-concrete block, size 600 × 375 × 200 mm, density D500;
- internal brick partitions;
- monolithic and prefabricated reinforced-concrete structures in accordance with the project;
- façade decoration using clinker tiles;
- a metal profiled-sheet roof with a reliable water and vapour barrier;
- individual grounding circuit for each house;
- gravity (natural) ventilation system.
Window systems vary depending on the specific building:
- in duplexes 2-Е and 2-Ж REHAU 70 windows with energy-saving double-glazed units and argon filling are installed;
- in duplexes 2-И and 2-К WDS 76 MD window systems are installed.
Foundation construction, exact thickness of insulation, internal condition, engineering equipment and other parameters should be checked in the card and technical description of the specific object.
Electricity supply and ASKOE system
The project allocated up to 15 kW of three-phase electric power for each duplex.
A separate electricity meter is installed at the entrance to the house in the external switchboard. Metering is fully integrated with the ASKOE system and supports a two-zone (day/night) tariff.
The owner pays only for the electricity actually consumed by his or her house.
Common equipment has separate automated metering:
- each well is connected through its own electricity meter;
- automatic gates, CCTV cameras and street lighting are metered by a separate group.
Gasification of the GREENBOR community is not provided. The heating of the house is fully electric and is implemented in accordance with the configuration chosen by the owner.
Domestic water supply
A separate domestic-water main line is laid from the central technical room to each duplex.
For accurate control of consumption and network security the following are used:
- a separate control meter in the technical room of the community;
- a second individual meter directly in the house.
Such a two-circuit scheme allows easy checking of readings and timely detection of possible leaks in the section between the utility room and the house.
Currently GREENBOR has two wells of its own. Until the extended results of the laboratory analysis are obtained, the water on the site is not positioned as potable without additional filtration.
Separate technical water for the plot
A separate technical-water line for irrigation, washing and household needs is laid to each private land plot.
An individual meter is installed on this line in the technical room. Water is supplied through a separate external connection point outside the house.
Technical water is metered separately and is not taken into account when calculating the cost of domestic wastewater management.
Shared on-site wastewater management
Four duplexes of Phase 1 are connected to a separate autonomous group of the shared on-site wastewater management system.
It consists of four underground tanks with a volume of 9 m³ each and includes reception, aeration and drainage parts.
The structural arrangement of the system allows planned sanitation maintenance without the arrival of special equipment in the internal residential area.
Wastewater-management costs are calculated in proportion to the volume of domestic water consumed by a specific household.
Each house additionally has a separate rainwater and meltwater drainage system. Rainwater is not directed to the domestic wastewater system.
Optical internet (FTTH)
An optical cable for high-speed internet connection is connected to the duplexes.
The provider’s community equipment is equipped with backup power. To use the network during general blackouts the owner simply needs to provide autonomous power supply to the optical terminal (ONU) and Wi-Fi router in his or her house.
What is already functioning in Phase 1
- the main entrance from Ivana Bohuna Street;
- automatic entry gates;
- separate pedestrian gate;
- GSM entry-control system;
- access through a convenient mobile application;
- remote opening controls;
- video-surveillance cameras of the common area;
- two own artesian wells;
- individual two-circuit metering of water and electricity (ASKOE);
- separate metering of technical water for irrigation;
- shared on-site wastewater management system;
- optical internet;
- capital waste-collection area;
- paved and lit exterior driveway.
The internal road, internal lighting of Phase 1 and the subsequent landscaping of the common area are being carried out in stages according to the schedule.

Planned community development
A fully completed GREENBOR project also includes:
- a second vehicular entrance and a second pedestrian gate;
- the third artesian well;
- final covering of the internal road and street lighting;
- expanded video-surveillance system around the entire perimeter;
- backup power supply of critical infrastructure;
- guest parking on the street side;
- walking route 200 metres long;
- a gazebo with a closed barbecue area;
- modern children’s playground;
- zone for physical exercises (Street Workout);
- equipped shelter for residents of the community.
The specified objects are being built in stages. Their rendering shows the final concept of GREENBOR, not the current state of readiness.
Installment for a completed duplex
An individual installment plan is provided for completed houses of Phase 1:
- down payment — from 40 % of the house-and-land price;
- installment period — up to 12 months;
- individual payment schedule;
- recording the agreed property price and payment schedule in the contract.
Conditions may vary depending on the selected building, seller and status of registration documents.

What is included in the total acquisition budget
The final cost of a particular duplex includes:
- the house in the actual condition and equipment specified in its card;
- a separate legally registered land plot with a cadastral number;
- supply and distribution of electricity (up to 15 kW);
- connection to domestic water supply;
- a separate technical-water line for the plot;
- connection to the shared on-site wastewater management system;
- the targeted infrastructure contribution to ОК «Грінбор»;
- other works and equipment expressly indicated in the card and the contract.
Arrangement of the terrace, carport, additional paving, lawn, automatic irrigation, interior finishing and heating equipment are ordered according to a separate estimate.
GREENBOR rules and ОК «Грінбор»
The buyer acquires a specific duplex and a land plot, but also becomes part of a complete residential environment with a shared road, utility networks, gates, lighting and other facilities.
ОК «Грінбор» is the registered legal owner of the shared infrastructure. The common infrastructure forms the indivisible property of the cooperative.
The GREENBOR model assumes that each owner:
- familiarises himself or herself with the Statute and observes the internal rules;
- adopts the concept of open interior space in front of the façades;
- participates proportionately in the costs of maintaining and servicing the infrastructure;
- observes the general rules of silence, cleanliness and security;
- does not arbitrarily interfere with common engineering networks;
- is responsible for compliance by residents, guests and contractors;
- participates in joint decisions regarding the renovation and development of the community.
The main principle of managing the cooperative: “one household — one vote”.

Construction, quality control and contractual warranty
Construction work is carried out by the team of PNV Construction Group.
Independent quality control is carried out by the professional team of Construction Audit by order of the project initiator.
The principle of a 10-year warranty is incorporated into the individual contract for the specific property. The contract defines the structures, works and equipment covered, together with the applicable warranty terms.
House viewing and document verification
Before purchasing we recommend the following steps:
- Select a duplex in the object catalogue.
- Check its current total acquisition budget and availability status.
- Request an appointment and inspect the house and site on site.
- Compare the actual state of the object with the description in the card.
- Check the cadastral number and boundaries of the land plot.
- Get acquainted with the technical passport of the house.
- Check the current status of state registration of rights.
- Specify the subject of the sale of a specific object.
- Carefully read the rules of GREENBOR and the Statute of the cooperative.
- Agree on the final price, terms of installment and the procedure for transferring the property.
- Record all essential terms in the sale-and-purchase agreement.

What is the total area of the completed duplex?

What are the areas of private land plots?
Plot areas range from 209 to 232 m² depending on the selected object. The exact boundaries and cadastral number are specified in the documents for the plot.
Is the land included in the purchase price?
Yes. Each duplex is sold together with a separately legally registered land plot with its own cadastral number.
Are the documents completely ready for the execution of the agreement?
Ownership title is registered for the four completed duplexes. The current state of the documents is checked individually for the selected building before concluding the agreement.
Are communications connected to the buildings?
The actual readiness of connections is noted in the object card. For duplexes the following are provided: electricity up to 15 kW, domestic water, technical-water line, wastewater management and optical internet.
Is it possible to buy a completed duplex in installments?
Yes. For completed objects there is an individual installment plan with a down payment from 40 % and a term of up to 12 months.
Can a fence be installed in front of the main entrance?
No. Arbitrary installation of fences, partitions or personal gates on the common area in front of the façades is contrary to the single concept of GREENBOR.
Do I have to pay infrastructure-maintenance fees?
Yes, this is provided by the community model. The procedure and amount of charges are determined by the Statute, estimates and decisions of the general meetings of ОК «Грінбор».
