GREENBOR is a self-governed residential community that combines private homeownership with rationally organized shared infrastructure. 20 modern homes in the village of Zelenyi Bir, Kyiv Region, with their own engineering systems, fully individual resource metering and organized territory maintenance.
The project combines privately owned houses and separate land plots with shared engineering infrastructure, controlled access, clear rules and homeowner participation in the governance of common property.
GREENBOR is intended for permanent residence by people who want their own house and private yard while also valuing an organized environment, responsible good neighborliness and joint resolution of matters that affect the whole community.

The GREENBOR concept
GREENBOR is not simply a group of houses on adjacent land plots. The community is designed as a complete residential environment in which private property is combined with shared infrastructure and agreed rules for the use of the territory.
Each owner independently arranges their house and private yard, while the wells, water networks, on-site wastewater management system, gates, lighting, video surveillance, internal road and other shared systems require collective maintenance and planned development.
That is why the GREENBOR concept involves not only the acquisition of quality real estate, but also the responsible participation of each household in the life of the community and the preservation of its long-term value. Homes are sold only to buyers who accept the Statute of ОК «Грінбор», join the cooperative and are prepared to follow community decisions.
Community format
The completed GREENBOR provides for 20 separate households on an area of approximately 0.53 hectares.
- four completed Phase 1 duplexes (commissioned and available for sale);
- one Phase 1 townhouse building with five residential units (under construction; viewings and free reservation available);
- Phase 2 townhouses, duplexes and a triplex (at the design stage; free reservation of preferences available);
- individual entrance to each home;
- a separate legally registered land plot with a cadastral number;
- private backyard;
- at least one parking space near the property;
- open shared space in front of the façades;
- shared engineering and household infrastructure.
Each property has its own internal project reference, area, land plot, layout, equipment and stage of readiness. Exact characteristics are stated in the individual property card.
Private and shared space
Private part of the household
The main private space of the owner is located toward the backyard. Depending on the area and configuration of the land plot, a terrace, lawn, landscaping, recreation area, garden paths, a carport or other agreed landscaping elements can be arranged here.
The house and land plot belong to a specific owner and are used within the limits of legislation, the title documents and the community rules.
Open shared space
The space in front of the entrances to the townhouses and duplexes remains visually open. The outer perimeter limits access by outsiders, but the common interior area is not divided by arbitrary fences, personal gates or partitions between adjacent entrances.
Structures that block the road, passages, views of the territory or access to engineering networks are not permitted on the common territory.
This format supports the coherent architectural appearance of GREENBOR, safe movement and convenient use of shared space.
Infrastructure and metering
GREENBOR engineering systems are designed to serve all 20 households, while the individual consumption of each household is metered completely separately.
- up to 15 kW of three-phase electric power per household;
- a separate electricity meter and automated metering through ASKOE;
- a separate domestic water line to each house;
- a control meter in the technical room and a meter in the house;
- a separate technical water line for each land plot;
- shared on-site wastewater management system;
- separate drainage of rainwater and meltwater;
- optical internet connection (FTTH);
- automatic gates, pedestrian gates, lighting and video surveillance;
- separate electricity metering for common equipment.
The shared wells, gates, cameras and lighting are independent of any private meter or of a neighbor’s land plot.
Gasification is not provided at GREENBOR. The buildings are designed for a modern electric heating model in accordance with the configuration of the specific property and the technical solution chosen by the owner.

Community governance
ОК «Грінбор» (a registered Ukrainian non-profit service cooperative) manages the shared infrastructure. The cooperative has its own bank account and is the legal owner of the community’s shared infrastructure.
The internal road, common areas, wells, networks, gates, lighting, video surveillance and other shared objects form the indivisible property of ОК «Грінбор».
By purchasing a home at GREENBOR and joining ОК «Грінбор», the owner receives the right to use the shared infrastructure and to participate in its governance, maintenance, repair and development.
The basic principle of governance is one household — one vote (20 households — 20 votes).
If title to a home is registered to several people, they jointly designate one representative to attend meetings and interact with the cooperative.
Individual consumption of resources is paid according to the readings of the relevant meters. Shared costs are paid according to approved decisions, estimates and distribution rules. The targeted infrastructure contribution (the UAH equivalent of USD 6,000) is paid by bank transfer to the cooperative account as part of the acquisition process.

Good neighborliness and safety
GREENBOR rules apply not only to owners, but also to their family members, other residents, tenants, guests, employees and contractors.
The owner is responsible for the persons admitted to the property and must ensure that they comply with the rules of access, parking, quiet hours, cleanliness and safety.
The community concept provides for:
- respect for neighbors’ right to peaceful living;
- compliance with the rules for using the road and common areas;
- no unauthorized interference with networks or metering systems;
- proper handling of household and construction waste;
- responsible conduct of repair and construction works;
- absence of aggression, threats, insults and public harassment;
- calm and consistent resolution of everyday conflicts.
The purpose of the rules is not to interfere in private life, but to protect common property, safety and comfortable living conditions for all residents.
Construction and contractual warranty
Construction work is carried out by the professional team of PNV Construction Group.
Independent quality control is performed by the professional team of Construction Audit on the order of the project owners.
PNV performed the construction work in Phase 1 of GREENBOR and continues to work on subsequent properties. The team knows the structural features of the buildings, the exact location of engineering networks and the sequence of completed works.
The foundation, floors, roof, window systems, internal condition and actual equipment of each property are determined by its technical description.
A 10-year warranty for structural elements is incorporated into the individual agreement for the specific property. The agreement defines the structures, works and equipment covered, together with the applicable warranty terms, exclusions and claims procedure.
By separate agreement, PNV Construction Group can also carry out interior finishing, engineering fit-out and landscaping of a private plot.
Finishing, repair and additional options
GREENBOR development
The community is developed in stages. Automatic gates, a pedestrian gate, remote access systems, two video-surveillance cameras, two wells, individual resource metering, on-site wastewater management and optical internet are already operating in Phase 1.
The exterior entrance to GREENBOR is paved and lit. The internal road, Phase 1 lighting and further arrangement of the territory are completed in stages according to the work schedule.
The completed project also includes a second vehicular entrance, a third well, enhanced video surveillance, backup power for critical infrastructure, guest parking, a 200 m walking route, a children’s playground, a street-workout area, a gazebo with a barbecue area and a shelter.
Planned elements will be implemented gradually. Their presence on the master plan or in visualizations describes the intended final appearance of the residential community.

Who is GREENBOR suitable for?

If it is fundamentally important for you not to accept common rules, not to participate in infrastructure maintenance, or to completely enclose the house with high solid fences on all sides, the GREENBOR format may not meet your expectations.
