Read the statute →GREENBOR is a self-governed residential community of 20 households in the village of Zelenyi Bir, Fastiv District, Kyiv Region, approximately 25 minutes by car from the Teremky metro station.
It combines a privately owned home and land plot with organized shared infrastructure, transparent homeowner governance and individual utility metering. The community includes completed homes, a townhouse building under construction and future Phase 2 concepts.

Duplexes 2-Е, 2-И, 2-Ж and 2-К have been completed and commissioned, and their ownership titles are registered. They are available for sale by private individual owners. Each home has 103.2 m² of floor area, a privately owned land plot with its own cadastral number and individually metered utility connections.

The townhouse building is under construction. Construction-progress viewings and free reservations under a written Reservation Agreement are available. Sale, paid reservation and acceptance of buyer funds will not begin until the property is legally ready.

Ten published Phase 2 cards show planned townhouse, duplex and triplex units at the design stage. These properties are not available for sale, no installment arrangements are active and no buyer funds are accepted. A free Reservation Agreement may record a prospective buyer’s interest and preferences without fixing the final price or obliging either party to complete a transaction.

A completed GREENBOR home and its land plot are transferred as private property through a notarized sale and purchase agreement. A cadastral number is the official identifier of a registered land plot in Ukraine’s land cadastre. Commissioning confirms that a completed property is legally ready for operation; registration of ownership title is the separate legal step that confirms the registered owner.
The codes shown on the website are internal project references used for navigation. The official postal address and legally binding property details are defined by the title documents and may differ from the internal reference.
The main amount shown for each completed duplex is the total acquisition budget. It consists of the house-and-land price plus the targeted infrastructure contribution to ОК «Грінбор», equivalent to USD 6,000. UAH amounts are shown first, followed by USD equivalents, using the calculation rate set by ОК «Грінбор» effective on the stated date.
The cooperative contribution is paid separately in UAH by official bank transfer to the cooperative account and is not available in installments. Notarial, tax, registration and banking costs are stated separately.

ОК «Грінбор» is a registered Ukrainian non-profit service cooperative with its own bank account. It is the legal owner of GREENBOR’s shared infrastructure and organizes its maintenance and future development. By joining the cooperative, each household receives the right to use the shared infrastructure and one vote in its governance: 20 households — 20 votes.
The community currently uses two groundwater wells; a third well is planned for Phase 2. Homes have separate domestic and irrigation-water lines, individual meters, three-phase electricity of up to 15 kW, ASKOE metering, optical internet and connections to the shared on-site wastewater management system. Access control, video surveillance and backup power for critical infrastructure support day-to-day operation.

The GREENBOR contractual model provides a 10-year warranty for structural elements, 3 years for engineering systems installed by PNVTEAM and 1 year for finishing works completed by PNVTEAM. The individual agreement for the relevant property defines the precise scope, exclusions, commencement date and claims procedure.
An in-person visit allows you to inspect the completed duplexes, compare land plots, review construction progress, examine the operating infrastructure and discuss the document package and full acquisition budget.
