The main purpose of such a concept is to protect the capitalization of your property, preserve the aesthetics of the space and maintain the expected conditions of each resident. Here, a conscious community of people is created who use common infrastructure, jointly finance its maintenance and adhere to transparent rules of good neighborliness.
Before purchasing real estate, it is important to evaluate not only the area of the house or the size of the plot, but also the philosophy of the neighborhood itself. We consciously state these principles openly: GREENBOR is ideal for those who value order, coziness and respect for privacy, but may not be suitable for buyers who are looking for absolute autonomy without any obligations to the environment.

This page contains a clear public statement of the main principles of the future OK Greenbor. It does not replace the registered Articles of Association, agreements, decisions of the General Assembly or approved internal rules.
1. Why does GREENBOR need common rules
Each household has its own house, a separate plot of land and a private yard. Through membership in the Greenbor Cooperative, residents have the right to use the shared engineering and architectural infrastructure and an equal vote in its governance. The cooperative is the legal owner of the shared infrastructure, which includes:
- internal asphalt road, sidewalks and walkways;
- automatic gates, gates and a modern access control system;
- electrical networks, automated accounting of ASKOE and backup power supply;
- artesian wells, pumping stations and water supply networks;
- a separate technical water system for irrigation;
- local and closed drainage;
- street lighting and video surveillance system;
- equipped garbage site;
- walking route, gazebo, playground and recreational areas.
Clear rules are a tool that helps avoid chaotic decisions, ensures a fair distribution of maintenance costs, protects property and maintains the high class of the quarter over the years.
2. Buying a house as an entrance to a modern community
In GREENBOR, you buy a specific house with title deeds and an allocated plot of land with a cadastral number. At the same time, you become part of a self-governing territory with common services.
After state registration of the Greenbor Cooperative and transfer of infrastructure, the management model provides:
- registration of membership of homeowners in the Cooperative;
- joining the Charter and internal rules of good neighborliness;
- participation in the financing of shared services (current maintenance, security, cleaning);
- equal right to vote when making key decisions;
- careful attitude to the property of the neighborhood and respect for the privacy of neighbors.
All common infrastructure is the indivisible property of the Cooperative. The owners manage it collegially through OK Greenbor, which reduces the risk of blocking or selling individual systems (gates, roads or wells) to outsiders.
3. Voting principle: One household - one vote
To ensure democracy and equality, each of the 20 households has equal one vote at the General Meeting of the Cooperative.
If the house is jointly owned by more than one person (for example, a couple), they appoint one authorized representative to:
- participation in voting and meetings;
- signing of official documents and transfer of meter readings;
- operational interaction with the board of the Cooperative.
4. Architectural aesthetics and open frontal space
As in the best European and American suburbs, GREENBOR's facade environment is designed to be open and barrier-free.
The family's private life (lounge area, terrace, barbecue) is focused on enclosed backyard. The space in front of the main facades is a common visual property of the quarter, which creates a feeling of space and security.
The concept categorically prohibits arbitrary installation in front of facades:
- deaf or high fences between the entrance doors of neighbors;
- arbitrary grids, partitions and fences;
- individual barriers or additional gates;
- outbuildings, temporary structures and structures that spoil the general appearance or block the view.
If it is critical for you to surround your entire home with a high, deaf fence around the entire perimeter, the GREENBOR format will not suit you.
5. Limits of private property and respect for the common
The owner is the full master within the boundaries of his house and lot. However, ownership within the GREENBOR community is governed by the principle "my freedom ends where another's freedom begins."
Ownership does not allow:
- arbitrarily seize part of the road, sidewalk or green areas;
- block roads or block access to utility infrastructure;
- independently reconnect or modify shared networks, gateways and video surveillance;
- create constant acoustic, vibrational or environmental inconvenience to neighbors.
6. Cost-sharing and transparent payments
High-quality infrastructure requires constant maintenance, service and power supply.
Individual expenses are paid exclusively at own meters:
- electricity inside the house;
- domestic drinking water;
- technical water for watering the site;
- drainage (calculated strictly according to the volume of domestic water consumed).
Shared costs are divided equally between 20 households (1/20 per house). They include:
- electricity to operate gates, street lights, video cameras and pumps;
- service maintenance of wells, automation and filtration;
- maintenance of closed local wastewater treatment facilities;
- removal of household waste from the common site;
- territory cleaning, road maintenance, snow removal and clearing;
- maintenance of landscaping, walking path, gazebo and playgrounds.
7. Exclusively residential use of buildings
GREENBOR is created as a cozy oasis for families to live and relax. The quarter is not intended for active business with a large flow of outsiders.
It is forbidden to open:
- hostels, mini-hotels or facilities for daily/hourly rent;
- offices with regular customer visits or salon services at home;
- warehouses, workshops, small productions or auto repair shops;
- any objects creating additional noise, odors or traffic load.
Note: Remote computer work (IT, consulting, design, etc.) that does not create noise and does not involve visiting clients is completely welcome.
8. Silence, safety and traffic rules
- Silent mode: Residents are obliged to respect their neighbors' right to rest by avoiding loud music, repair work or noise in the evening and at night.
- Pedestrian Priority: The intra-district road has a pedestrian status. Traffic speed is limited to a minimum (up to 10-15 km/h). It is forbidden to block driveways, warm up engines under neighbors' windows, or occupy other people's parking spaces.
- Keeping animals: Walking dogs in the common area is allowed only on a leash and on the condition that the animal is cleaned up immediately. Systematic barking or howling should be eliminated by the owner.
9. The owner is responsible for his guests and contractors
Any persons admitted by the owner to the territory (guests, tenants, builders, couriers, repairmen) must comply with the rules of GREENBOR.
During repairs in the house, the owner is obliged to ensure that the contractors do not clutter the road with construction materials, do not damage the asphalt or green spaces, remove construction waste independently and adhere to the schedule of "noisy" works.
10. Ecology, garbage and drainage
- Garbage: Household waste is thrown into bins at a specially equipped outdoor area. It is forbidden to throw construction waste, furniture, branches or leaves there - the owner orders their removal individually. It is strictly forbidden to burn anything on the territory of the quarter.
- Local wastewater management: Do not pour construction mortar, paint, chemicals, grease, food scraps, napkins or storm water into the drainage network. Damages for the repair of treatment facilities due to violation of the rules are borne by the culprit.
11. Culture of communication and problem solving
We build an environment of good neighborliness where issues are resolved through dialogue. Official chats of the quarter are intended for information, mutual assistance and solving household tasks.
Insults, public harassment, aggression or the sharing of confidential data are not allowed in chats and during personal communication. A step-by-step procedure is provided for the settlement of disputed situations: from a personal conversation and appeal to the Chairman of the Cooperative to consideration by the Good Neighbor Committee or the General Assembly.

Frequently Asked Questions (FAQ)
Is it necessary to become a member of the Cooperative and agree to the Statute?
Yes. The purchase of real estate in GREENBOR implies membership in the Greenbor Cooperative and signing of the internal rules. This is the only legal guarantee that your neighbors will also follow these rules and the infrastructure will work smoothly.
Can a fence be installed in front of the entrance to the house?
No. Arbitrary installation of fences, gates or partitions on the side of the main facade is prohibited. This violates the concept of open space and makes driving and passage difficult.
Can I opt out of shared infrastructure to avoid paying fees?
No, because the infrastructure (road, gates, lighting, pumps, local wastewater treatment facilities) supports the life of the entire block. All 20 households share equally in its upkeep.
Can the house be rented out?
Long-term rentals for single-family residences are permitted provided the tenants sign and comply with the GREENBOR regulations. Daily rentals, hostels and mini-hotels are strictly prohibited.
Which has greater legal force: this page or the Statute?

The Greenbor Cooperative is a registered nonprofit legal entity and the legal owner of the shared infrastructure. The cooperative operates under its registered charter. The target contribution is the UAH equivalent of USD 6,000 at the rate set by the cooperative on the payment date and is paid by official bank transfer.
