A foreign citizen can generally acquire residential real estate in Ukraine. A house-and-land purchase also requires a separate review of the land category and designated use, buyer documents and current notarial procedure.

The house and the land plot

Article 81 of the Land Code allows foreign citizens to own non-agricultural land within settlements and, outside settlements, land carrying real estate they privately own. Agricultural land follows a different regime and requires separate legal advice.

Preparing for the transaction

The notary verifies identity, authority, the seller’s title, encumbrances and property documents. A foreign buyer will commonly need a passport, certified translations, a Ukrainian taxpayer number and evidence of the lawful source of funds; the acting notary confirms the exact document set.

The current GREENBOR model

As of the update date, only four completed Phase 1 duplexes are open for sale: 2-Е, 2-И, 2-Ж and 2-К. The Phase 1 townhouse is under construction and may be viewed or reserved free of charge without any payment. Phase 2 remains a design-stage concept; a free reservation or information request is possible without payment or price fixing.

The headline figure for a completed duplex is the total acquisition budget. The breakdown separately shows the house-and-land price and the targeted infrastructure contribution to ОК «Грінбор», equivalent to USD 6,000. The contribution is paid in UAH by official bank transfer at the rate set by the cooperative on the payment date.

Membership is voluntary under law; however, joining and paying the established contribution are conditions on which the completed-duplex owners agree to sell. The cooperative legally owns shared infrastructure, while each household receives usage rights and one vote.

Addresses, engineering systems and warranties

References such as 2-Е, 2-И, 2-Ж and 2-К are used for internal project navigation. They do not establish an official postal address; the title documents for the selected house and land plot control.

The community uses a local wastewater management system rather than a municipal central sewer connection. Before buying, confirm connection points, metering arrangements and the responsibility boundary between private and cooperative parts of the system.

The individual agreement provides 10 years for structural elements, 3 years for engineering systems installed by PNVTEAM and 1 year for finishing work completed by PNVTEAM. The selected-property agreement defines scope, exclusions, claim procedure and commencement date.

Does GREENBOR accept money for the townhouse or Phase 2?
