GREENBOR is a residential neighbourhood of 20 households in the village of Zeleny Bir, Kyiv region, about 25 minutes by car from the Teremky metro station.
Here you can choose a completed duplex of the first phase, view a townhouse under construction or submit a free information request about a Phase 2 home.
Each GREENBOR homestead combines its own house, a separate plot of land, a private yard and individually metered connections to a shared utility infrastructure.

Not just a house, but an organized residential area
When choosing a country home, buyers often focus on square footage, layout and cost. However, for permanent residence, it is no less important how water, electricity, drainage, access road, access to the territory and maintenance of common equipment are organized.
In small residential projects, a well, gate, or lighting is sometimes placed on a neighbor's private property and connected to his electric meter. In such a system, the rest of the residents depend on one person, access to their territory and willingness to organize repairs.
In GREENBOR, shared infrastructure is created separately from private households:
- every house has its own electricity meter;
- each well has a separate electricity account;
- each house has a separate water supply line;
- a separate service water line is laid to each plot of land;
- gates, cameras and lighting are accounted for separately from private houses;
- drainage system is maintained at the block level.
The owner receives not only a house with a plot, but also a clear model of use and further maintenance of shared systems.
What houses are represented in GREENBOR
The project of the residential quarter provides for 20 separate households:
- townhouses;
- duplexes;
- three separate triplex sections.
Each household has its own address, a separate entrance and a formed plot of land with a cadastral number.
The standard area of most sections is 103.2 m². The central enlarged townhouses of the first and second stages have a project area of about 140.2 m².
The exact area, layout, plot size, equipment, price and status are indicated in the card of the specific object.
First stage duplexes ready
In Phase 1 of GREENBOR, completed duplexes are available on Ivan Bohun Street.
Each house has:
- area 103.2 m²;
- two main floors;
- three living rooms;
- two bathrooms;
- kitchen-living room;
- attic space;
- a separate land plot;
- private backyard;
- proprietary engineering connections.
You can inspect the finished house in person, compare it with other objects, check the actual equipment and familiarize yourself with the documents.
Installments are available for ready duplexes of the first stage:
- first installment — from 40%;
- term — up to 12 months;
- payment schedule is agreed individually.

Phase 1 townhouses
Five townhouses of the first phase are being built on Ivan Bohun Street.
Standard sections have an area of 103.2 m². The enlarged central townhouse at the address Ivan Bohun, 2B has three levels and a project area of about 140.2 m².
Construction-progress viewings are available; sale, paid reservation and payments are not available until legal readiness. The buyer can choose a specific section and land plot, get acquainted with the project planning and agree on the further order of acquisition.
Phase 2: free information request
For Phase 2 of GREENBOR on Petra Doroshenko Street, the following are provided:
- five townhouses;
- two duplexes;
- three separate triplex sections.
Phase 2 properties are being designed and are presented as a future-development concept. At this stage, only a free information request is available; it does not reserve a home, section or plot, fix a price, configuration or schedule, and no funds are accepted.
No payment or instalment arrangement is available for Phase 2 at this concept stage.

Own plot of land
Each GREENBOR household has a separate homestead plot with a cadastral number.
The private space is located on the side of the backyard. Depending on the configuration of a specific site, you can arrange:
- terrace;
- lawn and landscaping;
- automatic watering;
- a place for family recreation;
- additional paving;
- carport.
Additional arrangement of the private area is ordered separately.
Construction and technical control
The construction work in GREENBOR is carried out by a team Construction Group PNV.
Quality control is performed by the team Construction Audit by order of the project owners.
Standard buildings include:
- external walls from StoneLight gas block 375 mm thick, density D500;
- internal brick walls;
- reinforced concrete foundation and slab in accordance with the facility project;
- reinforced concrete floor of the first floor;
- metal profiled roof;
- clinker facade decoration;
- gravity ventilation;
- individual grounding.
The brand of windows, construction of ceilings, condition of interior decoration and other characteristics may vary depending on the particular house. Current data is indicated in its technical card.
Electricity — up to 15 kW per house
The project provides up to 15 kW of three-phase electric power for each household.
At the entrance to the house, a separate electricity meter is installed in the outer shield. Accounting is integrated with the ASKOE system and supports day and night zones.
Consumption of shared infrastructure is not included in the private meter of one of the residents:
- wells have their own electric metering;
- gates, cameras and lighting are connected to a separate common meter.
GREENBOR gasification is not provided. The buildings are designed for an electric model of heating in accordance with the configuration of a specific object.
Water supply with individual accounting
GREENBOR currently operates two wells of its own. Together with the construction of the second stage, the third stage will be built.
A separate household water supply pipe is laid from the technical room to each of the 20 buildings.
Each line has two levels of control:
- control meter in the technical room;
- individual meter directly in the house.
This allows you to separately account for consumption and identify possible leaks between the technical room and the house.
Technical water for irrigation
A separate technical water pipe is laid to each plot of land.
It is supplied through an external connection point and is accounted for by a separate meter in the technical room.
Technical water is used for irrigation and household needs and is not included in the volume of domestic water drainage.
Intra-quarter drainage system
The houses of the first phase are connected to the intra-quarter drainage system with reception, aeration and drainage tanks.
Five townhouse sections have a system of five 9 m³ containers, and four duplex sections have a separate system of four 9 m³ containers.
Sanitation maintenance can be performed without a special vehicle entering the inner residential part of the block.
Drainage costs are distributed in proportion to the volume of household water of a specific household.
Closed area and access control
Automatic gates and a separate pedestrian gate are already operating in the first stage.
Access uses:
- GSM control;
- mobile application;
- remote controls.
The gate has a mechanical emergency release.
Two CCTV cameras are currently operating on the premises. As development is completed, the system will expand to include entrances, gates and the outer perimeter.

- walking track;
- playground;
- physical exercise area;
- gazebo and barbecue area;
- shelter for residents of the block.
Scheduled facilities will be phased in and should not be taken as completed.

What is included in the price of a particular house
The base cost of the object includes:
- house in the actual condition and configuration indicated in its card;
- a separate land plot;
- power supply;
- connection to household water supply;
- a separate service water line;
- connection to the drainage system;
- contribution to the created common infrastructure;
- other works and equipment expressly indicated in the object card and the contract.
Terrace, carport, lawn, landscaping, automatic watering, additional paving, interior decoration and heating equipment can be ordered separately.
Warranty for construction work
The principle of a 10-year warranty is incorporated into the individual contract for the specific property. The contract defines the structures, works and equipment covered, together with the applicable warranty terms.
Documents for the house and land plot
A separate plot of land with a cadastral number is created for each household.
Before purchasing, the buyer can familiarize himself with:
- documents for the land plot;
- extract from the State Land Cadastre;
- technical passport of the finished house;
- document on commissioning;
- information on address assignment;
- state of state registration of ownership.
