Why Centralized Community Infrastructure Matters

When searching for a home in Hlevakha, Krushinka, or Zelenyi Bir, evaluating interior space and architectural design is only the first step.

For comfortable permanent living, key infrastructure details must be clear in advance:

  • where domestic water originates;
  • who services and maintains wells;
  • how wastewater treatment and drainage are engineered;
  • where internal service drives pass;
  • who repairs gates, security cameras, and street lighting;
  • how shared utility costs are accounted for;
  • who organizes waste removal and site cleaning.

In GREENBOR, these systems are constructed as dedicated, centralized community infrastructure rather than private equipment located on a neighbor's plot.

Electricity Supply — Up to 15 kW Per House

Each household is allocated up to 15 kW of three-phase electrical power.

An individual meter is mounted in an external distribution cabinet at the property boundary. Metering is integrated with the automated ASKOE system and supports multi-tariff (day/night) zones.

Homeowners pay strictly for the electricity consumed by their own residence. Shared community systems feature independent accounting:

  • groundwater wells operate on dedicated electricity meters;
  • gates, CCTV video surveillance, and streetlights connect to a separate common meter.

GREENBOR operates without municipal gas lines. Buildings are engineered for efficient electric heating systems.

Autonomous Water Supply System

GREENBOR currently operates two shared groundwater wells, with a third well scheduled for construction during Phase 2.

Domestic Water for the Home

A separate domestic water pipe extends from the central technical hub to each of the 20 buildings.

Each supply line features dual-level metering:

  • a master control meter in the technical hub;
  • an individual consumer meter directly inside the home.

This dual arrangement ensures precise accounting and allows immediate detection of potential underground leaks between the technical room and the residence.

Technical Water for Irrigation

A separate technical water line is laid directly to each plot for garden irrigation and outdoor needs.

Supplied through an external connection point, technical water is metered independently at the technical hub and is exempt from municipal drainage surcharges.

Intra-Quarter Drainage System

Phase 1 utilizes its own multi-chamber wastewater treatment system equipped with receiving, aeration, and drainage tanks.

The townhouse section connects to a 5-tank system (45 m³ total capacity), while the four duplex sections connect to a separate 4-tank system (36 m³ total capacity).

Local wastewater management is maintained at the community level, eliminating the need for individual septic tank pumping on private plots. Service vehicles perform vacuum extraction directly from the main driveway without entering private yards. Sanitation expenses are divided proportionally based on actual domestic water consumption.

Gated Territory and Access Control

Phase 1 features operational security and access control systems:

  • automated vehicle entry gate and a separate pedestrian access gate;
  • GSM remote control, mobile application access, and key fobs;
  • mechanical emergency release for manual operation during power outages;
  • CCTV video surveillance cameras monitoring active entry points.

As development progresses, video surveillance will expand to cover all internal roadways and outer perimeters.

High-Speed Optical Internet

Fiber-to-the-Home (FTTH) optical Internet is delivered to every residence.

Provider equipment includes backup battery power. To maintain Internet connectivity during power outages, homeowners simply need to power their internal optical terminal (ONU) and Wi-Fi router.

Operational Phase 1 Infrastructure

The following infrastructure elements are completed and operational in GREENBOR:

  • main access gate from Ivana Bohuna Street;
  • automatic drive gate and pedestrian access gate;
  • GSM access control and mobile application integration;
  • perimeter video surveillance;
  • 2 shared groundwater wells;
  • individual metering for electricity, domestic water, and irrigation water;
  • Phase 1 wastewater treatment facility;
  • high-speed optical fiber Internet;
  • dedicated household waste collection point;
  • paved and illuminated exterior driveway.

Master Plan Vision Upon Full Completion

Upon realization of all development phases, GREENBOR will incorporate:

  • 20 total households;
  • two secured vehicular gates and pedestrian entrances;
  • three groundwater wells;
  • completed internal paved roads and street lighting;
  • perimeter CCTV video surveillance;
  • backup power generation for critical common infrastructure;
  • guest parking spaces;
  • a 200-meter enclosed walking path;
  • a children's playground and outdoor exercise area;
  • a gazebo with a barbecue area;
  • a shared protective shelter for residents.
